What is the minimum EXE size in C++ Builder V1

Hi,

I am puzzled by the code sizes that my apps are compiling to. I have
created many very small projects that should be in the region of 100  150K
max but Builder always compiles them to a min of 269K - I just cant get
them any smaller. That is with the debugging info option turned off. 
Even compiling a blank form turns up an exe file of 236K.

Is there a min exe size for C++ Builder?
