Could it be that Memory Slueth does not see the automatic deletions that VCL
performs when a component that owns other controls is destroyed. Even in the
case of a simple form, the form owns many components such as the scroll bars,
window bar icons, etc. Deleting the form causes these other components to be
deleted also but it is not obvious from BCB that this is happening. 

Just a thought.
